- Applicants must be at least 18 and older.

- A resident's monthly income must be 2.86 times the monthly rent(combined).

• Falsification of application information by any applicant
• A poor credit rating, including but not limited to high or overcharged balances on accounts, multiple late payments on accounts, and multiple accounts placed in    collections, is cause for denial of an application (medical bills and student loans will not be included in the parameters of our screening system)
• An incomplete application by any applicant
• Insufficient income (total of all applicants)
• Criminal conviction history of violent, sexual, robbery or burglary crime committed by any applicant or occupants (including persons under 18) who plan to live in the apartment.
• Some felony and misdemeanor convictions are an automatic denial of the entire application. Please note that this requirement does not consitute a guarantee      or representation that residents and/or occupants currently residing in our community have not been convicted of a felony or deferred adjudication for a felony      or some misdemeanor.
• Previous bankruptcies must be discharged, applicant must have two (2) years current positive credit history and we will require an additional deposit equal to one month’s rent for any applicant with a discharged bankruptcy
Poor rental profile of any applicant's rental history may include:
• Non-payment or late payment of rent
• Lease violations
• Eviction
• Drug use or possession
• Poor housekeeping
• Balance due with rental/mortgage history
• Repossessions
• Poor rental history
• Unruly or destructive behavior by applicant, applicant's occupants, or applicant's guests
• Violence to person(s) or property by applicant, applicant’s occupants or applicant’s guests

Once you have found your desired floor plan on our website, you can submit an application via our online portal. Give the leasing office a call if you have any questions, we are happy to assit. 

Once you apply, you will receive a text and emails from our screening company called ApproveShield. They will collect documentation from you such as your valid ID and proof of income. All documentation and processing will be done through ApproveShield and should take approximately 3–5 business days. If you have any questions about the documents required, you can reach out to them at (972) 559-4730. 

To qualify, your income should be at least 2/86 times the rent amount, and a credit score of 550 or higher is required. If your income or credit score fall short, you may still be approved with additional conditions. 

We currently offer 12–15 month lease terms. 

No. We do not allow subleasing at this community. 

Yes, renters insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. For more information on policy coverage requirements, please contact our leasing team. 

Our team will send you a notice for renewal 90 days before your lease expiration. To renew your lease, please send us an email indicating your desire to renew at least 60 days before your lease ends, and we will provide you with an updated lease agreement. We would be sad to see you go, but if you do not wish to renew your lease, we will provide you with move-out instructions, your final move-out date, and your final balance owed. 

Salem Oaks partners with Elevated Living to provide concierge services that will assist with providing names of movers in the area. 

You're welcome to decorate to make your house feel like a home! However, if you wish to make any modifications, please seek approval first. You are responsible for any damages which will be deducted from your security deposit. 

If you need to break your lease, please contact us. We wil guide you through the available options, which may include early termination fees and other conditions based on your specific situation. 

The leasing team will contact you 90 days before your lease ends. A 60-day notice is required before moving out. Be sure to submit your notice in writing to the leasing office. 

When you're ready to move out, please return your keys to the leasing team during office hours so we can process your move-out on the same day. We cannot complete your move-out until we have received the keys. Once you are out of the unit, the team will inspect the unit and determine any damages and repairs required. 

A refund will be issued within 30-days of moving out in the form of a check. 

You can choose AT&T for your Wi-Fi services. We can provide a contact number at the office for the best local contact. 

You can pay your rent conveniently through our resident portal. We accept online payments via credit card, debit card, or bank transfer. For more details, contact the management team. 

Maintenance requests can be submitted through our RentCafe Resident Services portal or our Resident app at any time. For urgent issues, please call our emergency maintenance team at (470) 944-6242, available 24/7 to ensure timely assistance. 

Non-emergency maintenance requests are typically addressed within 1–2 business days. Emergency issues, such as water leaks, receive immediate attention. 

Yes, we are a pet-friendly community, allowing both cats and dogs. We allow a maximum of 3 pets per home. We require veterinary documentation to keep on file. Please reach out to us for any additional information. 

Our breed restrictions include but are not limited to the following: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows, Doberman, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, Belgian Malanios, St. Bernard, or any breed with a mix of the above. We do require pet fees and rent. Please contact the office for more detailed information. 

Yes, all homes are equipped with a full-size washer and dryer for your convenience. 

Yes, we regularly organize resident events to help foster a sense of community. Check out our Instagram page for past and upcoming resident events! 

Salem Oaks is located in Henry County School District. Residents are zoned for Walnut Creek Elementary, McDonough Middle School, and McDonough High School.
